@Sebastian Caycedo Are you recommending a strategy to purchase with all cash with intent to immediately resale/flip while providing owner financing or simply more along the lines of hard money investor?

I hadn't considered the first option before, but will definitely research the idea more.

@Elizabeth Colegrove Thanks for the perspective. Our last move almost resulted in a transition from personal property to investment, but that wasn't our plan. Our next and possibly last move will likely involve purchasing a home that could be a rental and possibly another rental so we can get some experience prior to being long distance landlords and working with a property manager.

@Elizabeth S. I'm focusing my research on buy and hold strategies involving SFH or small MFH. I've been interested in real estate for a long time and even made a few offers before deciding I didn't want to be a long distance landlord. So I decided to wait until I've finished my time in the military and have been saving to get started with all cash purchases.

@Jaren Barnes Thanks for the links. I've consumed most of the getting started material available, but had not seen the file download page yet. Lots of great resources here.

Thanks for the encouragement. I'm not finding a lot of discussion about REI that doesn't favor or encourage leveraging. I'm interested in learning REI strategies that aren't focused on debt, but search results aren't producing leads for proponents of debt-free REI practices.

I've consumed a lot of information on this site for the last few weeks. I'm pulling my hair out trying to find a page previously visited. I think it was a blog page that didn't say much, but provided links to several analysis rules. There were 2 links for the 50% rule, the 2% rule, the 70%, and more links I don't remember.

Anyone able to provide a link to the page I'm talking about?

Been consuming lots of great information on this site. Still trying to decide if I have what it takes to be a real estate investor. Looking to create passive income as I transition from a military career.

Currently pursuing more knowledge and advice on all cash buy and hold strategies. Seems to be difficult to find as search results usually produce numerous results explaining that leveraging is the way to go. I understand the principles behind the math, but still prefer to follow this path.

I would appreciate links to forums, blogs, or books from investors who practice or promote strategies for REI with your own money without leveraging.
