Congrats!!  I know the MSP market has been very competitive and has scared quite a few people away/put them in a holding pattern.  There are still deals to be had but it takes some homework and persistence. 

Let the snowball effect begin haha

Eagle Valley in Stillwater is who I had used for all my deals.  They are amazing to work with and it's always nice talking to the person making the decisions instead of a middle man.

I paid 1.89/sq ft for pad (super magic 7/16) and Mohawk carpet (fierce competition- action bac- rawhide) last summer.  That includes installation.

Agree with all of the above. When I checked it out I just couldn’t make the numbers work. There is some money that needs to go into this property to attract the rights tenants and that was a deal breaker. If it was turn-key, I could see possibly a owner occupied situation might work for someone. Todd Dexheimer makes a good point. If you could work this into a single family, there would be better chance at selling.

@Todd Dexheimer great advice.  I live in the west suburbs and have been trying to get ahead of some areas out that way.  Really like the idea of having things close to home.  Have been keeping an eye on the Waconia area but nothing has come across that just made me want to jump on it.

I just can't fathom how these MF's in NE (my main area) are going for 150+/unit.  The market there has been crazy the last couple years and it's caused me to be stale with my buying.

Awesome job!!!  I love listening to people analyze the TC area.  I have been so hesitant to pull the trigger on investing in another market.  I think at this point, it's something that I am going to have to do if I want to continue to grow.  Not that there isn't properties that are decent investments in the TC area but they seem to be few and far between.  Going to have to add your podcasts to my rotation.  Keep up the good work!

Theres a direct comparable @Kevin Andersonand should give you something to base the purchase on.  Keep in mind the days on market and utilities as Bruce stated.
