Investment Info:

Single-family residence buy & hold investment.

Purchase price: $240,000
Cash invested: $50,000

4BR 1.5BA investment property primarily for college students.

What made you interested in investing in this type of deal?

The numbers worked and the "fix up" needed was minimal.

How did you find this deal and how did you negotiate it?

Close friend is a real estate agent

How did you finance this deal?

30 yr, fixed

How did you add value to the deal?

Tore out carpets and finished hard woods, painted entire house (interior), power washed

What was the outcome?

Rental of $2400 per month
