Well my wife and I met with the airbnb host and her husband last night. We offered to take them out to a nearby restaurant and pay for their dinner. The meeting went better than expected. After introducing ourselves and getting to know each other a bit we learned that my wife and I are connected to them through a common lifelong friend. We learned that STR's in Marble falls are allowed in neighborhood commercial (NC) and general commercial (GC) districts. We were told it is easy and straightforward to apply for a license. Other zoning districts of Marble Falls are very restrictive against STR's. Cottonwood Shores which is a neighboring community (5 min away) shares the same lake, and has NO STR restrictions. We were invited to meet again in the near future at their house to grill steaks and play Robert Kiosaki's cashflow game with our mutual friend. Small world my friends.

@Michael Smith I'm considering STR's near central Texas lakes and considering Canyon lake & McQueeney. I have heard speculation of McQueeney getting drained in the near future due to safety issues with the dams. Do you have any information about this? If they are drained, will the dams be repaired and the lake reopened? Thanks

@Mike Shemp we checked with the town on becoming real bed & breakfast and they said you will need to serve at least one meal per day to go that route.

@Mason Moreland yeah, we actually had the property under contract and had to rescind our offer due to the STR policy. We really want to operate on our own, so really looking for a way to do this without any repercussions from the city.

Anyone out there successfully running STR's in Marble Falls?

@Paul Sandhu thanks for the advice. This may work, but if it doesn’t, I’d hate to take the risk. If neighbors reported to the city, then I might be forced to lease long term.

My wife and I are considering purchasing a lake view property in Marble Falls Tx to do short term rentals. We have long term leases in Austin & San Antonio, but this would be our 1st STR. We would also be using the property throughout the year to relax and enjoy the area. The home is not in an HOA, so we assumed we could do an STR without issue. Well, my wife wanted to double check. She called the county to check the rules on STR, and was surprised to hear that short term rentals are only allowed in Marble Falls if you occupy the property. This did not seem to be the case with many similar properties in the area. You can tell that many of the properties in Marble falls that are listed on STR sites are not owner occupied. My question is, what is the work around for this? There has got to be a loophole or something I'm missing. What would be considered as occupying the property? Would staying once a month count? If anyone has knowledge of this area, I could use some help. Thanks
