I am working with a very talented designer with 30 years experience in home design and build. We're interested in buy/hold and flips in the Los Angeles area. We have access to money but are not sure on what areas to be looking at.

With $250-$500k cash, do you have any suggestions or guidance on where to look for deals? If not in Los Angeles, any other hot (or upcoming) markets? 

We are obviously new to real estate investing so any suggestions would be greatly appreciated.

Hi, I'm new to Bigger Pockets (well just beginning to get involved) and although I've searched the forums for lending institutions for Hard Money or Private Lending, I wasn't able to find any specific, current info. My partner and I are identifying single family, residential flip opportunities in the Los Angeles area (mostly in the $1.5-$2M) range and looking for Private or HM Lenders. Does anyone have any specific referrals? Any additional guidance, suggestions or advice regarding obtaining financing for these types of projects is most welcome.
