Hi there,

My name is Jon. I currently manage the COA where I live and have thoroughly enjoyed it. Because of this, I've been pursuing my salesperson license and a sponsoring broker that supports Condominium Association Management. In the state of Georgia, where I live, COA and HOA management laws are much more strict that most places and requires licensing and a sponsoring broker.

Does anyone know of any sponsoring brokers for HOA/COA property management? If not, if you have any experience with COA/HOA management I'd love to speak with you! Experience in the state of GA is preferable but not a must.

Post: ATL FHA Delinquencies

Atlanta has the highest number of delinquent FHA loans in the COUNTRY, close to the highest % as well and significantly higher % than the country. Plus- delinquent FHA loans maxed out around 15% during the great recession and we are at 17.6% as of August 2020. Would this not indicate a bubble in Atlanta? I won't pretend to be an expert but this information is not irrelevant, yeah?

I'm confused on why the prices in Pittsburgh are so high. It's not a very safe area, more houses are run down than not and there are much better communities nearby that have lower, albeit marginally lower, comps- including ones on/near the beltline. Not sure if it's out of state investors that aren't familiar with the area or the allure of the Pittsburgh yards/beltline nearby but I would say that a majority of Pittsburgh is not great and there are significantly better areas for the prices I see in Pittsburgh. As an Atlanta resident, maybe I'm having too pessimistic of a viewpoint and not seeing the potential but it just doesn't add up to me. I would guess it's based on speculation that's baked in but I don't see how it's worth the risk- especially when Pittsburgh yards seems to be much less of an attractive retail destination compared to other beltline developments (west end development, Ponce, potentially Murphy Crossing..). I get the market is red hot right now but it doesn't make sense to me. Thoughts?

I mean: $400k for a duplex with a 1/1 on each side less than (what looks to be) 700 sq feet on less than a tenth of an acre? It's been on the market for a while (which is unusual in this market, which indicates it's overpriced) but the fact that investors could think properties could get that high is representative of the overall sentiment of the area right now, from what I see.

Post: Mailbox for Basement?

I am considering buying a SFH and converting the basement into a new "unit". I live in a major city so I don't want to mess with zoning. I would live in the basement and would have Long Term renters in the top. The basement has a separate entrance and I would add a small kitchen as well. There is a bedroom and bathroom and the entire basement is furnished. Has anyone done this and simply put a "B" mailbox out front so I wouldn't have to share my mail with the LT renter? I'm wondering if this is possible.
