Hi all. I am looking into potentially purchasing mobile homes and renting them out in California. I have a lot of questions, so I am wondering if anyone can direct me to some good resources for this? My biggest question is whether or not a tenant can be charged the cost of space rent in their monthly payments?

For example:
Mortgage = $500
Space rent = $500

Can the tenant be charged $1,000?

Hey all!

My business partner and I are in the beginning stages of our adventure. I want to avoid the whole paralysis by analysis phenomenon and get moving! We are discussing creating an LLC to protect our personal interests. We are currently investigating this plan, but I'd like to hear what some of your are doing out there. Again, our main goal is protecting our personal interests. Thoughts?

I have a several real estate agents who are genuinely nice and helpful, but the thing is, they are all my friends.  Would it be better to go with non-friends as you select your power team?  I wonder if friendship creates issues in the long run.  Thanks in advance!

I was in Finance for 13 years and feel that I have a great hold on the stock market side of things. So for me, its not so much the risk as it is the know how and where to begin. I JUST started out with BP and am excited to learn more on the real estate side of the markets. I have goals, but I know I need to learn. I also don't want to get paralysis by analysis though. 

I know this is a common thing, but I am just curious where some of you focused in the beginning. What would you all suggest?
