I encountered same issue on a deal I am working on now and I will ask Seller how do I verify income and expenses? If he does not provide alternative solution, then I will pass on deal.

First, I invested passively and now I will acquired my own apartment. 

I also open a solo 401K plan.

Anyone else tried this software and think it not accurate and not worth it to pay 1 year annual subscription.

Anyone know this area and can recommend a good property manager for 4plex in this area. If anyone knows or lives near this area, please let me know what you thoughts and if this is good to invest in rental building of this town.
