Make sure you educate yourself on FIRPTA and your title company knows to withhold the 15% FIRPTA tax or you could be liable for a BIG Tax Bill. If you buy a home from a foreign seller in the USA and the title company does not withold the 15% FIRPTA tax on the gross sale of the home and the foreign person does not pay the FIRPTA tax the buyer would be liable. So if you bought a home for 1,000,000 dollars from a foreign seller and there was no escrow withholding and the seller did not pay the FIRPTA tax yo the buyer would be liable for 15% or $150k.

Make sure you remember this when buying real estate from a foreign seller.

I'm in southwest florida, the naples area and man these costs are very expensive! 32k for 14 windows all impact rated, and 55k for about 2400sqft of hardie board siding installation. Any ideas on how to get these costs down. Unfortunately I have to get all this work permitted.

So the property is worth between 1.1 and 1.2 million, my dad could give it to me for between 800 and 900k, I would more than likely put 20% down. He wants to keep it in the family so I would most likely hold it forever.

The house is located on the lake and is a 3 bedroom 2 bath home. It has a dock, boat slip, and a place to park jetskis. If you look at lake steilacoom its a great place to fish, do boating activities, and kayak. 


My ideas would be to add a hottub for winter bookings, the house has 2 living rooms and I can easily turn the 2nd living room into a bedroom and bath, this could be done later not all at once.

I was thinking I could even buy a boat and rent it out in the summer as well, or jetski's

My Dad is very handy and wouldn't mind being the handyman and fixing stuff or taking care of guests if needed he would do it for minimal cost or free.

The lack of comps makes it tough to determine what revenue will be, it is legal to do airbnb in the area just no one is really doing it on the lake.

Plus Lakewood has a lot of transient housing for military folks coming and going from JB Lewis McChord.

I did a quick search on VRBO and there are no vacation rentals on Lake Steilacoom at all.

Personally, I seriously doubt you could cash flow 15-20% on a million dollar property in that area. It is close to Seattle and could make a nice little 3 day getaway for folks but the surrounding areas can be hit or miss when it comes to crime.

Hello I have a question, my parents are wanting to sell me their lake house that is on the lake and has a dock it is a three bedroom two bath home, they probably will give me about a 10% discount, the home would probably end up costing about a million dollars. I'm pretty sure they will end up doing owner financing with me, it is very important to them that they keep it in the family. This home is located in Lakewood Washington on lake steilacoom in Pierce county.

I have airbnbs in Florida but none in Washington State, I was wondering what you guys thought of this opportunity are airbnb's even legal in Pierce county, for on lake steilacoom? I usually pay anywhere from 3 to 500,000 on my airbnbs and I've never purchased anything this big. 

the difficult part about analyzing this property is there are no comps in the area, so I'm unsure the seasonality or how much I would make I would at least want a 15 to 20% cash on cash return. 

I guess my biggest question is would you guys take the chance on getting a property this expensive with very little comps in the area? Do you think lake steilacoom is a vacation area where I could get a reasonable nightly rate on a lake house property? Would I hit the returns that I am wanting?
