I think you're right so far. I went with a great turnkey and management company and the margins aren't the greatest. Thanks for the recommendation John. I used Jay's website to figure out which company to work with. :)

I should say that I'm pretty leveraged. I just updated the main post.

Also, another question for turnkey providers, what's the incentive for a turnkey provider to sell these properties to investors if they're good investments, why not keep it for themselves?

Hi all,

I'm a newbie who's barely getting his feet wet. I'm in my mid-20s. Property two is currently on it's way. I used a turnkey provider who does the managing side of things as well. Both properties are out of state in the same area.

Even with the markup and fees, I'm still cashflowing a little over 100 dollars on each property, with worst case scenarios factored in.

How many of you have invested heavily through turnkey + property managers?I'm wondering if this is a viable long term strategy. I have a full-time job, and I do like the "passiveness" this route allows.

Purely anecdotal, it seems like homes aren't being snatched up as quickly as they were 6 months ago. Thoughts?

I was already in escrow before making the trip out. I was fairly certain that Memphis was a good starting point and flying out there to see the area, property, and management team made me more confident in my purchase. 

Yep, currently working in Culver City. Nothing real estate related though. I'm hoping to get out of the 9-5 rate race as soon as I possibly can.

Hi Alex! Just curious, do you guys do multiunits or just SFR? I'd like to eventually get a multiunit under my belt.

That's awesome! I'm in southern California as well. Currently working in Culver. The real estate bug has bitten me about a year ago. I kept running the numbers on properties for sale but nothing made sense. Even properties 2 hours away didn't look that attractive. As a youngin without much money, LA real estate is out of the question.

Like you, I looked to Memphis. I paid a visit the week before July 4th. Memphis left a great impression. I bought my first property (SFR) from a turnkey provider and they're managing it. So far so good! I'd like to get into multiunits but I'm not experienced enough yet. Hopefully soon!

I'm just starting out. I currently have 1 property under my belt. It's an out-of-state property and I'm currently having a property management company handle it. So far it's been pretty positive. I'd like to get more properties and have the management company take care of those too. My strategy is buy and hold rentals, looking for cashflow. Not that interested in flipping. I already have a full time job.

I'm wondering, how many of you seasoned pros have all or a majority of your property under a property management company? Are you in one market or multiple markets? 

As a noobie who wants to scale, I'm wondering if this approach works.

I'm in the process of closing my first rental property. I purchased it through a Turnkey company and they're going to manage it. It has been a pretty pleasant experience so far. Long term, I was thinking of building up a portfolio of rentals through turnkey companies with property managers.

I was wondering, how many of you are just investing in turnkey homes and having them managed by a property manager? How many do you have? Would you have done things differently?

How many of you are invested in different areas with different companies? Would it be a good idea to get a couple in one city first, then find another area to invest in?
