@Ali Boone because of the nature of property management and the lower margins, i would probably manage other properties as well in order to up the volume and therefore bettering my chances of turning a profit.

As a rental property investor, how many rentals or how much equity would you max out at before beginning to to put properties into another LLC?

Sorry if how i worded this was misleading. I currently don’t have any properties and maybe I’m getting ahead of myself but i always seem to plan everything I’m doing to a tee. I’ve been researching, listening to podcasts and i read 2-3 booked a week on every aspect of this business. I plan to start purchasing properties In January of 2020. I just want to have a plan and have thought about this concept a lot. I always see people talking about self managing to a certain point and then using a company or using a company right off the bat but I’ve never seen anything on anyone starting their own property management company to manage their own rentals. I plan to buy 10 properties in my first year and scaling up from there so i wanted to see if anyone has started their own rental management company as an actual business or if it’s too much of a hassle with everything else going on.

I’ve been pondering the idea of self managing my rental properties but starting/running it as a business and making a company out of it vs. using a rental management company someone else owns. Anyone done this? Pros & Cons? Looking for insight.

What does everyone use to help accurately estimate rehab costs? Are you using a platform/app or doing it old school with straight experience?
