 This is great feedback. Thank you. Regarding the counter clutter, we are trying to show that we 1) have great amenities in the bathroom for guests and 2) have enough things like soaps to accommodate a full occupancy of 14. Any ideas on how to do that without cluttering up the counters.

It could also be due to the inflation/recession we are going through..... We have seen a little bit of dropoff, but not that much. I think it is due to the financial uncertainty.....

This is a great question. We recently went up to $1696 for weekends and $996 for weekdays. Our approach has been to constantly make iterative changes and gradually increase the rate. That being said, bookings slowed a bit when we made this recent raise in price. Now, I don’t know if that’s because we booked out through July and people aren’t booking into August right now, or maybe those high of rates just aren’t doable in the area. I’d love to know what you and others are seeing for similar markets.

Hi Scott. Great idea. Yes, we are on Airbnb. We’ve looked into Expedia, haven’t completed our profile. Marriott requires you to go through a management company, which doesn’t work for us given we self manage.

Yeah, I’m in agreement now as well. I updated to “Lake Escape”.

 Lake Escape continues to promote that this is a house on the lake. You are escaping to the lake. If the name of the city is Lake Whatever, then advertise it like that, but otherwise I would not be using the word Lake in the description or name of the house. A lake house is a house located ON the lake. Not near the lake, not across the street, but actually backs up to the lake as in, your front/backyard ends at the water. Unless your front/backyard ends at the water, it is not a lake house. 


Sorry - major typo on my part. Based on suggestions above I changed the VRBO listing headline to -

Luxury Escape | Private Pool&Spa | Boat Parking | 5 min to Ramp | Fun Activities

I guess I might want to see more Texas/country/cowboy swag on the walls, but that might be just me. Looks a little barren and hotel-like in some pictures.
