So Im looking to buy raw land and build a duplex on it and then occupy 1/2 and rent out other half.

Problem is is that i dont have the cash to buy the land. Everyone im talking to says its alot easier if the land is already owned. I just dont have the cash to do so..land is $170,000. Also having a hard time finding a land lender too.

If you were me and you wanted to achieve my goal, how would you go about it.

everyone thank you so much for the words and inspiration ! I know it’ll be a journey, but i am definitely willing to put in the work and learn! Because I know this is what I want to do with my life

hi Bruce did you find an investor in your area that had experience investing in multi family thah you could get advice from?

I have the funds up to $200k. Been loOking up to $1M multi family apartments for a first deal!! Seems more attractive to me than buying a few SFH.

Am I biting off more than I can chew for first deal?! Please any advice would be great

I have private money lender to finance 10% of my down payment and I am paying other 10% down. 

How do I get the rest of the 90% covered? I have the cash for half the down payment but don’t have the assets or anything for the other 90%

Good to know ! Maybe I’ll have to check out the Midwest now! 

Would love to hear everyone's opinion of where you think/where you geographically purchased your first buy and hold..most people im talking too say its best to purchase your first property local to where you reside..

thoughts?...

Have been throwing around the idea of building a quad with an investor friend of mine as my first ever rental property? want your opinions if you think this is wise

what was your cost for construction? I know there are many variables, but just wanting to get a general idea :)
