@David Abbate syndication certainly comes with its risks just like all other investments. If you buy 10k worth of company stock you have no control over the CEO or the Board but you are betting (hopefully through stringent analysis) that they will run the company in a way that increases the stock price.

There will be losers and scammers in syndication. The job of the investor is to vet the sponsor thoroughly and then vet the deal.

@David Abbate GPs/LPs will all share in gains/losses together proportionally to their investments. If syndicators started giving preferred treatment to investors who are of the same partnership agreement, they would not be in business for very long.

@David Abbate to me the syndicators track record, experience and ability to execute is more important than a personal relationship. Syndicators thrive and grow off delivering investors exceptional returns. They don’t have to personally like me at all as long as they’re delivering!

@Russell Roberts excellent breakdown and sums up my own personal thoughts in a much more succinct way! Thanks for sharing.

Hi JC, just closed on a property from roofstock last week. My property did have an inspection report attached to it but I did also order my own inspection for peace of mind. I don't see how Roofstock could forbid you from ordering your own inspection.

Great response @Scott Passman and much appreciated! The goal for me is just ROI, as high as possible, not necessarily flexibility or liquidity. I just want to make sure I'm not missing something before I invest more into syndications rather than SFR.

I know this topic has been discussed within the forums, but I have struggled to find guidance. As an accredited investor, with all of the platforms and tools we have available to us now, is there any benefit in buying single family rentals vs. investing in syndications through crowdfunding sites, local firms, etc.

Thanks for the input.

Just got my 1st accepted offer on roofstock. Are there any watch outs or suggestions anyone has regarding due diligence on these properties? Have done what I can online and reviewed their own inspection report but any additional suggestions would be much appreciated!

I can second what @Michael P. said. I am looking for my first property as well, have put in 4 offers on MLS properties the day they were listed (cash, quick close, not far from ask) only to be outbid very very quickly. I think the best route is going to be direct marketing to distressed properties. GL!
