@John Cornelius I will check that area out today. I've definitely noticed some of the nightly rates can be pretty weak around WPB 40-50$/night (who pays the maid?) haha. I'm also looking into some property development and/or rehab options for B&H plays. Do you have any thoughts about some of these old properties that seem to litter many neighborhoods in WPB? Seems pretty prime for flips

Hey FL BP,

looking at a few properties that have caught my eye in West Palm. I'm from a bit more south and only know what I can see from MLS data and google street views. I would love to connect with someone local and talk shop. Possibly open to sharing a lead or two as well.

Specifically, has anyone had any luck with STRs near Old Northwood or have any specific areas to avoid in WPB?

I typically want B class or better neighborhoods unless there is just an astronomical upside potential for C/D.

@Brian Garrett yikes, this is a very self-defeating attitude. For most small investors the goal is exponential growth not ticking away for 5-10% returns. If you aren’t thinking about big goals then it’s very likely you aren’t going to achieve them.

@Mark Fries this is a great thought experiment and I would venture to say these are goals we should all strive for.

@Juan Castro South Florida has quite a few fantastic markets to park sone cash for the long term in real estate. There are always people looking for sunshine and properties that will meet your needs. My focus is north of Miami & south of west palm.

@Billy Guthrie I personally don’t like the numbers nor the risk to p2p sites like Fundrise/LC/etc. That is one option.

Another is to get you a brokerage account set up and pick a few REITs or RE funds to throw some money into. Stay diverse in asset type.

Finally, as one of the above posters mentioned... I'm assuming you want exposure to Real Estate in some form. Try looking for a property that your money can serve as a down payment that will produce some cashflow. VA loan can be really beneficial for you.

@Jennifer Jackson personally, I’ve received and heard more horror stories using p2p lending sites. Accepting complete losses on various loans seems to be more of a norm vs. irregularities with any sort of volume.

I'd look at CIT bank savings short term for 2.45% APR while you find a place to park it. This way you have full access to your money.
