Hi everyone! I was wondering if there were any wholesalers out there who could message me and offer some guidance. I was recently contacted by a property owner who’s house I found by Driving for $$. I would just like a bit of guidance on the process of the deal, as it is my very first one. I have researched constantly and felt I knew most of what there is to know, but using the skills and info in real time is just different and I would appreciate some help. Thanks! Feel free the PM me as well.

Hey @Jonathan McCullough, I own a couple of laundromats and host a podcast/website/YouTube about the industry. Glad to answer any questions you have

Hey Jordan! I believe I just watched a video of yours on purchasing your first laundromat. I will definitely be tuning in more!

Quote from @Cade Olof:

Hey @Jonathan McCullough! It's great to hear that you're interested in investing! May I ask why self-storage or laundromat?

Hey Cade, I’m wanting to dive into relatively passive businesses as I do work full time. I want to deal with businesses like these separately from my RE endeavors.

I’m a new investor in the Tucson area, I’ve been researching a bit about purchasing a laundromat or self storage business in Tucson. If anyone has any experience in this area or has an interest in partnering up on a deal please feel free to reach out. I’m very open to any ideas and advice given.

I am a new investor in Tucson, AZ. I haven’t done very much networking as I’m just starting out. Does anyone have any banks/lenders that are willing to fund a fix & flip here in Tucson? TIA

Thank you for the advice, I have been recommended a couple books. Any in particular you recommend?

Welcome to BiggerPockets! You came to the right place to learn more about real estate and connect with other motivated investors. BP is full of great content, so I strongly recommend you to have a look at the following resources:

1. Start by reading the Ultimate Real Estate Investing Guide: https://www.biggerpockets.com/guides/ultimate-real-estate-investing-guide/introduction

2. Then check out other online guides available here: https://www.biggerpockets.com/guides

3. Have a look at BP's blog where new articles are published every day: https://www.biggerpockets.com/blog

4. If you wish to network or ask specific questions about your local market, you can go to your local real estate forum and discuss with investors from your area: https://www.biggerpockets.com/forums/86-local-real-estate-networking

5. Or you can directly meet them by registering to real estate events around you: https://www.biggerpockets.com/forums/521-events-and-happenings

6. BP has various tools available to help you analyze your deals (rental, flips, wholesale, etc), feel free to use them: https://www.biggerpockets.com/investment-calculators

7. Finally, if you can't find what you're looking for, try the Bigger Pockets Fileplace: https://www.biggerpockets.com/files It contains hundreds of files such as ebooks, checklists and spreadsheets for real estate investors. I've myself uploaded a rental property analysis spreadsheet to help beginners analyze their investment properties, it's available in my fileplace: https://www.biggerpockets.com/files/user/NickPeters

Please let me know if I can help, and best of luck!

Thank you for all the links, this is great for me because BP has so many different sources of information it's kind of hard to choose where to start! This is a great list
