@Dawn P. Thanks. Yes, it is a B rental. Like anyone here, we want to maximize rent and keep with durable materials. It appears comps are renting at a median of $1855. That’s where we want to be.

@Theresa Harris good point, I will take a look at comps, thanks. Currently, it’s fitted with Formica. It’s got to go after 12 years of renters. Im looking for durability. What have others put in their rental properties?

My wife and I have assumed interest in our first rental property in an EC beach city through a quitclaim deed from parents. We are putting some monies into the joint and we need to know which are the most durable kitchen materials to use. We're all over there Engineered Vinyl Plank (EVP) for flooring, but for carpet and courtertops we need some help. I have hear Drew and Jonathan Scott talk forever about Quartz, but I'm now hearing that Granite will carry value and the same amount of durability. Which is true? Also, should I just straight up trust my property manager (& contractors) or ask him for a P.O.?

@Mike M. Hi. I keep revisiting this post as I learn more and I think the like old English common law wording of all these laws is tough to grasp. Warranty deed and quitclaim deed seem to be the most applicable. Thanks for mentioning the warranty deed. I’d never have become aware of Quitclaims. Can you offer further benefits and differentiations to both? South Carolina’s laws were written by Geoffrey Chaucer.

@Pete Schmidt, @Adekunle Ilori, and @Soh Tanaka. I have worked it out to keep the rate lower with potential for further reduction as my wife and I acquire more properties in the area. Just need to get started on it. This service seems pretty boutique which strikes a chord with me. We're buying from my in-laws and he's been handling the property for 12 years. We've got a relationship and trust already established. Thank you, guys!

@Frank Patalano right now my low earning this year and my wife’s bad credit. At this moment researching (listening to #341, and reading articles/blogs) how to no money down finance the purchase of a single family rental assessed at $193k containing $78k in equity for $115k (all that equity and the property are a wedding gift) from the in-laws. Many analyses have shown it to cash flow $250/mo as is, but more after updates.

What the title says. I'm going be charged 15% for. Single family house which is much higher than the national average. Can't exactly remember where I saw that, right now. Does anyone agree with this amount or am I being scammed?
