Hi fellow BP members! 

Looking to take my wholesaling business virtually into the Tennessee area. I have had some success here in my local Los Angeles market but with the high price points and the inconsistency in deals I am looking to venture into a new market. Does anyone have any title/escrow companies that they could refer that are wholesale friendly? I have already reached out to RELI and they are not taking on new clients till mid august. I appreciate any insight and feedback.

Hey guys, thanks so much for all feedback provided, I have received NUMEROUS requests in my inbox for more information. I have have stopped my RVM campaign as of a few months ago; but plan on picking it up in a new market. Here are some of the issues i have personally faced with RVM

1. Its not truly ringless; the system dials into the persons phone once, than a second time to deliver the message. Unfortunately the person will see a missed call from the number and usually will dial back without listening to the voicemail. Out of 1000 drops done daily, i received 80 call backs, with around 78 of those calls being ones that did not listen to the voicemail and ended up with me "repitching them". 

2. Phone numbers were consistently reported online as spam phone numbers continuously requiring me to change phone numbers with each campaign. Go figure I work in the Los Angeles Area; Make sure you scrub your list for DNC if you live in a "sue happy state", and no I did not get sued. 

3. What i realized is a very effective way of doing this is having an IVR set up "interactive voicemail" where when the seller calls in the call automatically goes to lengthy voicemail explaining what we are looking for and giving the the option to 

a) leave a message regarding the property they want to sell

b) connect to someone live to discuss the property 

c) be added to your buyers list

4. Another great tool is following your RVM campaign with a text message to make sure they know that you left a voicemail. 

Bottom line like with any marketing campaign, it takes consistency and great tracking over a period of time to know what works and what doesn't work. Testing new things and removing things that do not bring in a great result. One big thing for us was a women's voice vs a mans voice when it came to the recording itself.

6 months for me! It took a ton of hardwork, consistent marketing, and daily chit chat with my emotions to keep my self balanced and not crazy. Its not easy, but your one deal away from the beginning of your new life.

For anyone reading this! I sent this reponse over to phil in a private message. I guess ill open my question i sent to him to the public just in case someone has been in this same situation; 

Have you tried this yourself with the LA county Tax delinquent roll and the specific format it comes in? If so do you know the way its organized meaning the fields? The reason why i ask is because right now im stuck between two lead sources; The first one being LA COUNTY tax roll. The benefit is that its cheap, and it provideds all of the tax delinquent properties in LA COUNTY but its non specific and doesnt show any specific criteria im looking for (2-4 years delinquent with some equity, SFR). Im worried im going to be spending a ton of time sorting these leads. The second option is AGENTPRO24/7 which charges me 25cents a lead but allows me to get more specific in criteria such as 40% equity and between 2-4 years delinquent. The only issue is using this method, one city in LA county would cost me the whole tax delinquent roll from the county itself. any suggestions?  Also my main purpose for this list is really to be used a cross reference list between a few other lists im using. 

Hello BP Members!

This question goes out to all of the members that live in the Los Angeles area. I recently requested a tax delinquency roll of properties in the county from the treasury & tax department. After numerous phone calls i was provided the roll at an expense. Here is the issue, the information that is provided comes in an interesting format i have never seen before.  The format is ASCII with a pipe delimiter. I tried doing some back end research but it seems like ill have to decipher property by property which can take hours-days-months! Anyone familiar with this format or has had any luck converting it to something that is more organized or easily read?

my suggestion, find someone that is killing it in your market and go work for them for free till you 18. Learn as much as you can so that when your off legal age you can take off!

Something very generic that feels like its for that specfic person. Definitely record it yourself, women voice pulls a MUCH higher response ratio

@Michael Quarles Where can i find the app? I was never told there was an app to go with the online CRM!? is there something im missing here?

I would recommend starting with where they are in the probate process like @Chris Turner recommended. That will give you alot of insight on how to handle the lead. They might not even be in a position to sell if the title still remains in the deceased name. She needs to file a petition for probate and be named the executor with full authority over the sell of the estate. Chris nailed it on the dot!
