Can a wholesaler benefit from homes that got flooded. If so, how could one benefit from these kind of situations.

I like what you said @Ray Lai and agree since you are right. i dont have that kind of money right now and I heard driving for dollars is a good way to search for leads if I am on a budget. I have actually already drove around and found a few properties, but what if i cant find the home owners details. where could i go to get it?

I wanted to know if y'all would have any tips on how to get leads and motivated sellers to get deals for wholesaling. I am having trouble on where to start at to find sellers. I wanted to buy leads from those websites but i heard i could get those list from the tax assessors office and by doing other things like making signs and mailing post cards. My biggest issue is just getting the list with possible motivated sellers so i can start mailing postcards and taking action. 

Also if I drive and look for rundown, abandoned, old homes who might be owned by motivated sellers, how would i go about and finding the owners of those homes to get in contact with them. 

Hey everyone, my name is Jonathan and I am introducing myself as a new member of bigger pockets and the world of investing. First of all, I am 21 years old college student born and raised in Houston, TX. I come from a family who has always been business oriented but struggled to get far. I am 21 years old with a newborn son looking to build something not only for myself but for my family. My goal right now is to Network with locals and dive into the world of real estate investing. I offer my time and service to anyone who needs an extra hand in their investing for the exchange of obtaining experience in investing and learning the steps. I am focusing on wholesaling at the moment but once I gain momentum in this industry I plan on branching out and diving deeper. I am here for anyone who ever needs an extra hand on a deals as long as you are ok with showing me the way. 

Goals for 2017:

-Dive into Wholesaling 

-Network (REIA Groups, build relationships and partnerships with you)

-Get to help someone with a wholesale deal.

-Build a system to get leads and motivated sellers

-Build a buyers list

-Just get myself out there.

anyone have an idea of how the market is like here in Houston Tx for Investors, Flippers, Wholesalers and Real estate in general.

Thanks for your feedback, I'm going work on finding a good agent to represent me, but when it comes to finding properties would y'all have any recommendations on where to search for off market properties. 

I wanted to know if I find a property like through Realtor.com, Zillow.com, Trulia.com, etc. and It has a real estate agent representing it, can I still negotiate the property to get a better deal. If not, how do I get in direct contact with the owner to negotiate the deal a lot better.
