Hello BP community,

I taken the opportunity of a new year to start strong and committed to make a positive change in my life and hopefully buy my first investment property very soon. I been listening to podcast and reading books for the past 4 years and now have decided to take action. January 1st 2021 is when i started to have a daily schedule in order to maximize my productivity at work, health, and real estate. Nothing better than going to sleep at night knowing how productive you were throughout the day. I've cut a lot of distractions out of my life and definitely can tell how focus i am on my short/long term goals.

My questions for you guys is what motivates you everyday to get up and work towards your goals. And what habits have you created to keep yourself accountable and focused.

Hi everyone! Im an out of state investor who is trying to get his first property through the BRRRR method. Im from Los Angeles California and have been researching the Atlanta RE Market these past couple of weeks. I know how important it is to build a great team especially for out of state investors, that is why i am writing this post to see if you guys have any recommendations for OOS friendly real estate agents/property managers/contractors .

Just going to add my game plan for anyone who is curious. I am planning to buy around the 100k price point and rehab for about 20-40k for a maximum all in of 140k and looking for an ARV of 175-200k. Looking fo Cash flow properties in Gwennet county but also open to other areas around Atlanta. Let me know of any great agents/property mangers/contractors in ATL area.

Thank you all and hope everyone is having a great start to this year!

@Ryan Copeland congratulations, this is a huge step in your real estate journey. May 2021 bless you with more successful real estate purchases!!

@Shane Wolf Thank you for your insights on the NC market. Will definitely check out Fayetteville, High Point, Burlington and Rocky Mount.

@Dan DiFilippo Will check out Fayetteville area and PM you if i have any questions. Thank you !!

@Robi Schreckhise Sounds great, lets connect and see if we can get a phone call set up sometime this week. Thank you

@Pieter T Van Zyl Appreciate the data! Do you know the type of class these neighborhoods are considered? Class A,B,C ?

Im new to real estate investing. Been listening to BP podcast all throughout my college years and now that I’m finally out of college I am looking to buy my first property out of state.

I plan to do BRRRR method on properties under 120k and current looking at North Carolina, specifically the Concord and Raleigh area. Would appreciate any advice/insights on the NC market and would also be open to learning about other markets that may be a better fit for the BRRRR method. Would prefer cash flow over appreciation.

Thank you in advance!

Is Las Vegas Nevada a good area to invest in property right now? I am fresh out of college and thinking of acquiring my first property through the BRRRR method. If anybody has any advise/input on the real estate market in Las Vegas, I would greatly appreciate it.
