We use contract for deed in two of our last deals. Essentially we became the bank. Is there a software that you know of to keep track of the amortization schedule. They also pay additional to the principal sometimes which changes the numbers so I want to be able to keep track of that. Any help is appreciated. Thanks

@Victor S. yes there was definitely a learning curve on this one. But we will definitely try to have better attention to detail on the next one. As for as staging the market is so hot we felt like we didn’t need it. Currently we have 3 offers and more coming in. Highest one is 10 k over ask. All three offers have solod buyers.

@John Morgan I own two properties and also grew my own business so that took a lot of my time. But I finally stabilized my business enough to dedicate more time to real estate. Also I teamed up on this deal with my friend who is a real estate agent in town. We have similar goals so it was easy to work with him. Yes we are definitely hooked!

After 7 years of listening to bigger pockets finally pulled the trigger on my first flip with two partners

purchase price: 230k

rehab: 55 k

sale price: 365k
