I think your only option is going to be HM or PM. I haven't seen any other options for a deal like that. ~J

I believe in a 1031 exchange they have to be the same property type.  Residential to commercial is not allowed.

I work with them on occasion and the get deals done.  There are better options out there though.

Traditional Lender will not secure to a non owner occupied property.  You will need to work with hard money business lenders.

There are many obstacles when it comes to getting Blankets or Portfolio loans bought.  A lot of the things mentioned above are going to be requested yes, but you should keep in mind there are different lender guidelines:  number of property minimums, location proximity factors, and Property value minimums that are different from company to company.

I would suggest doing a few deals before getting into anything like that. I don't understand why they would need that information on the LOC. If you are just starting there may not be enough cash flow in your business to qualify for a good sized LOC. We usually recommend a line after the first three flips.

There are opportunities here still.  the best thing is once your done you will get multiple offers from buyers.  Aurora, Thorton, Arvada, Longmont, The springs, and fort collins all have opportunities.
