If your not planning on buy and hold. Private lenders will offer over 80% depending on the deal. Otherwise 70-80% is the standard for non owner occ with longer terms.

The only way I know how to create a strong Paydex score is by starting with secured credit lines under the LLC/Biz. Banks and lenders will like to see two years of clean credit before being able to get anything unsecured. Even still to get your first unsecured line they will take a look at the man behind the LLC. ~Jonathan

There are definitely lots of options out there for foreign nationals ranging in ltv from 70 to 80 percent. The different variables in each deal allow for that ltv range. The higher the ltv the more stringent the guidelines may be. ~Jonathan
