Not bad but being on the lending side there is usually a lot more to it than that.  we have a 1 pt loan but its over 12 months or 3 months at 2.75 and 9.99%.  upfront fees are sometimes a factor as well.

Just make sure your transparent so that there are no surprises.

A lot of lenders have various fees.  Some charge higher amounts of points to cover there costs but those do sound a little higher than normal.  We have a 199.00 application fee and 100.00 is credited back after the first deal.  Because we are a brokerage and deal with dozens of lenders ours covers building a file for our clients, processing, and shopping various acquisition scenarios as they come across our desk from the same client into the future.  Just because there a fee upfront should not raise a red flag necessarily. On one side it obligates the lender to do a great job and on the other side "our side" I usually see better effort an organization coming from my invested clients to get deals done in a timely manner because they have a little sweat in our working relationship.  Just my opinion
