Is there any update to this?
We just closed on a property in Chattanooga Tn with the intent of operating as a STR -- 2 days after closing, the city stopped permits. After being grandfathered in, terrible neighbors, whom we contacted before closing letting them know we would be operating STR, came out of the wood work to petition the city to deny our permit. They won.
We are looking at Morgantown as a suitable place to operate again, because we have family in the area and would like a place to stay as our own when we visit.

Also, every STR market has different historical occupancy rates. For instance, in Pigeon Forge prior to 2020 the average occupancy rate was around 70ish percent. The average occupancy rate over the past 2 years is above 80% and there is little reason to think this will go down in the foreseeable future.
Yea, I totally get this. The question is more general of, what are the worst occupancy rates as an experiential example.
I did some more digging, the lowest rate in any market that airdna/mashvisor service is 16% with the highest being north of 90%. This is the range I'm trying to gauge a median.

When looking at an str what's the WORST occupancy rates you calculate/entertain?
How accurate are online calcs like Vacasa/airdna.
were looking to roll profits from out flip into a down on a short term rental to keep money velocity going high while looking for our next flip.

We are in Lincoln. Like all markets it's finding the deals.
My wife and I are coming out of our first flip with a 150k upside. -- deals are there if you look.
The most difficult piece is capital to flip in this area. Home prices are high and only going higher. Alot of pocket areas that can throw off comps as well. We always have to double check comps with a drive through/by of the neighborhoods around it.

There are plenty of lenders that don't require experience. We just completed our first. The lenders were more curious of our numbers than anything else. You may just pay a slightly higher rate.
