Matt Stricklen, thank you for the feedback! I really appreciate it and will keep that in mind.

That’s fantastic Joy,

your husband and you did a great job! What area was this BRRRR in?

Did you find the price of materials and labor costs went up?

Thank you!

Hello Biggerpockets family,

Hope everyone has a happy Holiday!

My question of the Holiday is, how does an investor fair, with doing BRRRR's with the cost and scarcity of materials as well as labor costs on the rise?

I'm looking to invest in Memphis TN. I'm new to this but I am receiving guidance from my local REIA group.

My REIA group is mainly telling me to stay away from doing BRRRR's.

What adjustments have any of you fellow experienced BRRRR'rs made to successfully achieve this style of investing? And as David Greene referred to it, in his "Long Distance Real Estate Investing" book, keep as much water (equity) in your cup as possible?

Although I am looking to CA$HFLOW, Long term wealth is what makes my heart feel all warm inside.

Thank you to everyone who gives me any feedback.

God bless and I wish you all an abundance of great health!

-Jonathan

Eric James thank you for the heads up. I live in Long Island NY.

Hi BP family!

I'm looking to get started with my real estate investing career. I recently attended a local real estate investing association meeting. In the meeting is where I got the idea to use a fha203k loan to purchase a multifamily home that requires repairs (preferably kitchen, bathroom and bedroom updates. I would leave my current SFR as a rental and move into part of the new mfr. I will use a HELOC to obtain the funds needed to put down a 3.5% down payment and closing costs. Then I will takeout the equity out again in the mfr and brrrr my third mfr (fourplex).

Any suggestions or guidance tips that  anyone would like to share would be greatly appreciated.

thank you!

Jonathan
