These numbers are ridiculously tight. I’m following to see how it works out - I hope it works well. But a potential 4K profit? If I thought there was a chance for a 4K profit, I might (might) risk 30 grand, and that’s if I had nothing better to do for a couple weeks and had everything lined up perfectly.

Oh god no. Not even with a co-signer who scored 850 and paid 3 months up-front. You wouldn’t see that 4th month, and you’d spend the rest of the time listening to how her dog ate her homework.

I am quite sure the word "ugly" is not trademarked. "We buy ugly houses" is trademarked, but you can probably use the word ugly and be just fine.
The thing about structural issues is that what you or I as a layman may see as a huge issue, could be nothing at all. Conversely, something that is a major issue might not be readily visible. It wouldn't scare me off, but depending on the amount of cash I was risking with the purchase, I might have a structural engineer friend have a look, or pay one if I didn't have a friend that was a competent friend. 1800s homes are going to have a couple bricks out of place and some repairs done over the years. Could be nothing to be concerned about.
