I definitely agree on your point about reading. I'm just about finishing up @Brandon Turner's book on rental property investing, and it is really helping me on how to think about rental properties, and what factors come into play. I plan on reading his book on investing with low or no money down next.

Thank you for the responses.

It's becoming obvious to me that I both need to be more involved in the online community here as well as the offline community that exist in Houston.

I realize that real estate is a "get rich slow scheme" as I saw it posted elsewhere, and I want this for the future, not the present, so I do not mind making sacrifices to enjoy the benefits down the road. Reading The Richest Man In Babylon helped me realize that I need to take the pain and joys of work now so that I can enjoy them in the future.

Hello all,

I read many stories on this site that talk of people beginning their portfolio's at a young age, sometimes as low as 21 or 22. As a 21 year old who would like to get started in real estate investing, what are some tips or guidance you would offer for starting out in the way of confidence in your own decisions, as well as gaining others confidence that although young, you're not out to waste someone's time?

I want to get started, but I have a hard time believing that money lenders/real estate agents/contractors would take me seriously, or treat me fairly. I try to stay well read on the subject, but haven't ventured out to meetups as the fear of wasting someone's time creeps up on me every time I contemplate going to an REI meetup.

How can I build up my own confidence and the confidence of others in me when starting out?

Thanks for the responses,

I likely wouldn't take out the full amount possible. Given that it's my first property, I'd take out closer to 20-30k max, put 20% down on a 50-70k property, and use the rest to rehab.

Hello everyone,

I'm looking to purchase my first investment property by the end of the year, and what I'm trying to work out is the financing. I have 70k of equity in my current home, and am unsure whether to tap into a HELOC in order to put a down payment on one or more properties.

The plan I've been thinking about is renting out my house while using the HELOC to purchase a fixer upper, and to live in it while preparing to either flip it or rent it out.

Are there any pitfalls to know of when using this method? Any questions that need to be asked?
