Hi Everyone,

My name is Jonathan Hardy (Call me Jon). I'm from Chicago and I'm looking to get started in real estate investing within the next year. More specifically, I want to invest in multifamily rental properties. During the day, I'm a construction inspector for transportation infrastructure projects (roads and bridges) in the city and occasionally throughout the state. I'm super excited to get started and to connect with other real estate investors, agents, brokers, building inspectors and any other relevant professionals in the area or om BP. Looking forward to checking the forum and BP in the future.

Hi Brian,

I recently bought the 2nd book and I'm wondering if you might be able to help me with an example that it provides in the Case Study chapter. My post on the forum has more details and is titled: "Internal Rate of Return Example | Frank Gallinelli". I think if you type that in the search bar it's the 3rd or 4th discussion posted.

Hi everyone,

I'm currently reading through "What Every Real Estate Investor Needs To Know About Cash Flow ... and 36 Other Key Financial Measures" by Frank Gallinelli and I'm a little confused on how he's determing the Internal Rate of Return on the Apartment case study in Chapter 6. To calculate IRR I'm using the IRR calculator that came with the book. I'm plugging in the cash flows provided in the chapter. Has anyone out there with a copy of the book been able to figure out that line of calculations? The IRR calculator that comes with the book can be found at www.realdata.com/book. I scanned a copy of the text as well. (Sorry aboutbthe crappy scan with my phone. It's not great but it's readable)
