I'll go wherever the ROI is best, not partial to East vs West, although I'm on the Westside which would make property management easier. Strategy is short or long-term rentals, multifamily units (duplex, triplex). BRRRR strategy would be ideal but unsure if ARV's get high enough for some of these 100 yr old homes. @Caleb Barney

I have experience managing a couple of AirBnB properties I used to own in California, but beyond that, I am new to high-cash-flow real estate, BRRR, etc. Like many on BP, my goal is to build up a portfolio of rental properties to replace my W2 salary and free up more time to be with my family. The niche areas I'm looking at in Northeast, Ohio are multifamily long-term rentals, short-term rentals, and vacation rentals. BRRR strategy would be ideal, but I understand those are harder to come by in this high-interest rate environment. Thanks for asking @Jonathan Bock, I'm ready for the ugly side too!

Thanks for the insight, Uri. Of that 300k, I was thinking of stowing away 50k for reserves. Makes total sense especially being new in this industry. Mistakes happen...

I would recommend being in areas on the West Side of Cleveland like West Blvd, Cudell, Old Brooklyn, Clark Fulton, Edgewater, Jefferson, and Brooklyn Centre. The reason is the rent-to-price ratio is good so you can cash flow, and most of the West side doesn’t have a Point of sale inspection which is really annoying.

I recently moved to Cleveland, Ohio, with my family, bought a house in Olmsted Township, and am weighing different investment options with 300k ready to deploy. 


I will be the property manager and my priority is high monthly cash flow. Any advice on appreciating areas, successful strategies, and local connections would be great.
