Post: Help on my first marketing Campaign

I've decided to start my wholesale marketing campaign.  I want to begin next week.  My budget is small, max is $500 a month.  I have listened to the podcasts and have done some research and found that direct mail and online marketing is the most effective.  

How do I choose a zipcode in my town? I've done some driving and seen some boarded houses but how do I perform a correct comparison analysis on which side of town to target? Should I also get business cards? What about a website?  Should I build that first and then direct mail?

I'd like to know how many of you did your first campaign and the results you got.  I have some photoshop and a little web desiging skills so I'll be saving some money on that.

@Dev Horn Thanks for the advice.  Make an offer on your behalf and if they don't agree then I could still list it and sell it on the market. 

@Richard C. Good reminder. There is a possibility that I wouldn't get a deal done whereas putting the same effort as an agent could land me paycheck.

I've done some research here on the forums and everyone recommends that getting your license is a good first step.  However, the startup costs can be quite expensive and it may take a couple months to get your first paycheck.  I have some reserves for this time period, however I'm debating wether to use those start up funds for marketing and start wholesaling (or rehabbing if i can get fully funded, which is highly unlikely).  

I recently got laid off and I would prefer to get started in my career in RE investing rather then find another 9-5 job.  Your opinions and advice is greatly appreciated.

Wholesaling with no money is risky. If you can't find a buyer you are stuck. At the very min. you are losing earnest money. But you also risk tying up a persons property with no ability to close.

Your best bet is to run your own mail and find someone off of here to work with. Get them lined up as a buyer. Kind of like the if I had property "X" what would you pay for it? 

Or get on with a local HML where you can close yourself if need be.

Yes it is bad news, however, I am so happy that I did. I hated this job. I could only dream of the day I quit.  This was taking a real negative toll in my life. 

But now, I feel like if God is setting everything up for me.  I would pray and pray for him to give me a better opportunity and now I have all the time in the world to begin my real estate investing career! I know he will help me meet the right people to guide me forward. 

My goal is to start wholesaling because I wouldn't qualify for a loan. Any advice on how to get started would be awesome. I've read the UBG and have some knowledge on wholesaling but any other advice would be greatly appreciated. 

Can't wait to begin!!

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info. Here you will meet wholesalers who provide deals and rehabbers (cash buyers).
