Nice thanks Tim that was great advice I tried avail lol was not a happy camper with it. Rentredi looks like it has most of what i need and looking for ill do the demo as you said. 

Well technically what I use is irrelevant considering I'm switching.

I have 174 doors 63 of which are self managed.

I don't have growth plans as I'm in the stage of just natural progression due to years of investing.

As far as the software I want to collect rent, Fees, Maintenance request, Reports, and a system that can handle as many doors as possible with no restrictions.

I have a nice nice rental portfolio and do many Fix & flips in my area. I been wanting to expand my portfolio with single family homes and was having a tough time with the small loan amounts. I Appreciate the ideas I think just paying cash and refining into a portfolio loan would just make it a faster process at this point. 

Hi Everyone Im looking to create a portfolio of single family homes valued under $75,000 as investment properties. However I don't seem to find any lender that will accommodate this I know there has to be one is there one that anyone currently uses or recommends. thank you.
