Hi guys, I just finished reading my inspection report for a property down in Florida and to be frank it looks daunting. The water heater needs replacement, air handler filter is close to replacement along with the condensing unit, the dishwasher is inoperable, there is water damage below the sink, and the bathroom sinks have coating deterioration. Those are the main points; there are other smaller points, but I had anticipated them. How would you guys go about these issues? Are any of these deal breakers? Would you guys negotiate repairs at closing? Any wisdom is appreciated.

Hi everyone, my name is Jon. I hope everyone is well. I am a newbie with my first ever property under contract. I wanted to be preemptive and see if anyone would be willing to give advice on how experienced investors screen their tenants and what paperwork is used. I am aware that there are companies that do it, but charge a lot. So I wanted to see if it was better to do it yourself using cheaper alternatives like RentPrep, etc. I hope to connect with others here.

Hi everyone and Happy New Year. While gleaning through books, forums, and podcasts I have noticed a prevalent skill to buying a great deal and that is having a plan/method when analyzing property. I keep hearing the 2% rule, the 50% rule, calculating you're ROI. I was wondering if anyone had great advice on how to build a plan to obtain a plan or if anyone could point to the right direction. Thank you!

Thank you! @DJ Richmond I really appreciate it! I have been doing lots of reading and just started listening to podcasts. Which have helped me better understand the topic. I've also networked and learned through the people I have met. I have been looking at areas and have narrowed it down to Dedham, Walpole, Norwood, Canton, and Quincy. I will be taking a drive this weekend to look at some open houses and network some more. The math portion and numbers is a little nerve wrecking.  I hope your next investment goes well!
