With a team that big it looks like you have a lot of hands in your pocket for a four Plex
Is the title clear? Shouldn't the tenants have raised a fraud defense to the foreclosure proceedings, and if they failed to do so, or if they lost those arguments, did they waive those positions or are they settled? There is a statute of limitations on fraud that varies by state. You may have to file a fraud claim of your own against the bank for selling you a house they did not really own. There are numerous layers of complexity here

How does the IRS know where you sleep. Legally a primary residence is the place where you intend to return when away. It has as much to do with intent as it does to do with furniture. For example a soldier may be in Baghdad, yet maintain a primary residence in Boston.

Why do they have to believe in your dream? Are you doing this for them or for you? I had a friend who dropped out of a top school to work on his website. His family made fun of him and thought he was crazy. They did not have much to say when he sold that website for $25 million. Bottom line is you may see potential that they do not see. That is just an indication that you were doing what you were meant to do and they are meant to do something else. Do you believe in their dreams

Just take a very very general look at when these corrections happen. They tend to happen in the last year of a two-term president. In 1987, The year 2000, and 2007

depends on the price range.  I think you are fine.  Maybe some flowering plants like mentioned above.  Maybe powerwash, freshen up the exterior, and get better pictures.  That would make a big difference.  You could add some stone along the drive, but I would not bother
