@Anna Laud @Wayne Brooks @Jonathan Pavkov thank you for your responses and input! Honestly I am still confused, but I have my LLCs and insurance in place, I have met with a lawyer (less helpful than I expected) and I have an appointment set with a new CPA/book keeper/business consultant who comes highly recommended. Just closed on our first rental property last Friday, starting the demo today. Here we go!

The more I have the conversation the more I realize I am looking for someone to come along side me in my home repair and renovation company. Someone who is more technical and skilled in the trades, while I am more skilled in sales and marketing, and general business mgmt and development. I am a real estate agent and a residential contractor. To date, I have worked in both full time. In my contracting business, I have recently brought working for other people to a very manageable level so that I can spend more time focused on real estate sales and marketing and investing. We are in the middle of our first big live in flip/house hack and our first rental renovation.

I have been working to organize everything to limit my public exposure and decrease my taxable income. I know I don't "need to" operate through LLC's yet but I want to start clean. My question is, as an investor (or the manager of an LLC who owns and manages investment properties) is it better for me to hire my contracting business to do the work and charge the investment company a small fee, or am I better off paying my specialty tradesmen directly? An obvious advantage is more layers of protection and insurance. But from a tax and legal perspective, does it make more sense to formally hire my contracting company? Thanks for your input.

@John Roberts sounds like you’re up and running brother man. Great work. Our goal is to buy our first two rental properties this year. You know there was a good couple years there that my wife wasn’t seeing the vision but I just kept presenting stuff to her gently and helping her to see what’s possible and eventually she decided “yup, let’s get free, I’m in.” It makes all the difference to have her on board.

@Emily Lord like Travis said. Even with the market as hot as it is, there are always opportunities to be had for an investor. My name is Jonathan and I am a local investor in BR. My wife and I have just bought our first big renovation/house hack that we’ll flip in a couple years. Looking for small multi next. Homes are everywhere!
