My daughter lives in Columbia, she's looking at purchasing a duplex in the area and house-hacking. 

We live out of area and have no connections locally there to figure out if we could get some creative financing going to grease the skids. 

Any advice or referrals would be helpful.

I'll just chime in here. My wife and I are investors in the Flathead Valley and we are always looking to build our network. 

At the moment we're looking for investment partners to make a few larger projects happen.

As far as multifamily goes, I agree with @Keith Miller and @Mercedes Wiebelhaus on the difficulty of finding suitable land. There have been multiple large multi-family projects in the last year or so, but smaller multi-family is still difficult to find.

We are looking at developing a lot we own into a 3-unit rental in the next year or so.

So, at the risk of replying to an older post, we own a STR in Whitefish and it's great. However, things to consider, inside city limits is monitored closely so if its not a home that is approved to be a STR, they will shut you down. STR in the county (outside city limits) has licensing requirements that are required to be renewed annually, so there is some work to be done on the paperwork side of things. Most of this can be done remotely, just something to keep in mind.

We operate in this realm, in Northwest Montana. We offer high interest rate returns on loans in order to fund projects. Doesn't require accreditation, typically fast turnarounds. You can compound your returns if you find active investors that can recycle your cash.

Hey there, this is my first Bigger Pockets post so yay!?

We're working with a mortgage broker local to us and he has put us in contact with Lendbase as well. We are not currently under any sort of contract and we just found this thread through a google search on Lendbase.

We are currently working on a construction loan to develop some residential lots, assumed the Mortgage Broker would be on the up and up... had some sales-ey call with a guy out of Utah. 

I suppose the main question is, does this company actually come through. We're looking at a rather large loan and I feel like we could go down a different road if this place is not legit.
