Thank you everybody for replies!  I'm househacking this house so that why I decided to pay the internet.  We actually split the utilities and lawn care.

I've been looking at a 2nd investment property finance options here recently and some of answers I've gotten have made me feel uneasy.  At least two different loan officers have told me to file my application for a 2nd home versus a investment property.  According to one officer,  I only need to live in it for 15 days according to FanniMae and I can rent it out.  From everything I've read, this is mortgage fraud.  Both of them have told me this is standard practice because what you decide to do with your property is your business.  Thoughts?

I did specify I would pay for the Internet in the lease.  I didn't indicate speeds or anything like that just that I would pay internet.  The internet works for my side house but it's spotty for her.  She works from home so it's going to be a be a bigger issue for her.  

It can't be moved because of the structure of the house unfortunately. Brick house.

So as i understand when you use wifi boosters all they do is cut the signal in half to spread the wifi out further.  So we would slow the speed but give her a better connection.  

I am currently house hacking and the internet is spotty in the upstairs duplex that I'm renting out.  I looked into it and it seems a low voltage contractor can run a Ethernet cord upstairs to install a access point so that my tenet can have better Wifi.  The cost is 395 before tax.  I currently pay the cost of internet which is $100 every month.  Should I split with with my tenet or say she should have to pay the full cost. 

I'm looking at possibly investing in the real estate market in Gulfport, MS.  Are there any real estate agents anyone can recommend?

I'm a Real Estate Rookie and I just bought my first house.  I am looking for any referrals for professional tax advice relating to real estate?  Thanks.

I just recently closed on 4 bedroom 2 bath house. First time house hacker. I can actually be convert another room into a fifth bedroom with just a wall.  I would stay in the fifth bedroom. I was wondering what would be the optimal route to go.  Should I rent out by each room?  I could rent out the top floor (2 beds, 1 bath) or the bottom basement (2 beds, 1 bath) as well?  I'm trying to figure what would be the most optimal vs. most profitable.  Am I flying to close to the sun on this?
