Post: Purchasing a house from a Church zoned Religious/Church

Hi BP team, I have a single family home currently used by a priest of a Church in NJ. The Hard Money Lender I'm using mentioned they can't lend unless I get this zoned "Residential use ". I'm seeking help on where I should start to have this re-zoned?

Hello! I have an off market deal direct to seller. Single family home is under a VA loan in California. Seller is moving to east coast. I offered the client the price they are asking for 'subject to' holding the VA loan for at least 2-3 years.

As mentioned, the home is under a VA loan, seller needs to purchase their new home in the east coast with a VA Loan. Can they qualify for a second VA loan?

I’m trying figure out a way to make this 'subto' deal. Any lenders/title companies/attorneys with creative financing experience, please reach out. I would really appreciate your input.

Do most hard money lenders require an LLC? Or can I get a hard money loan in my personal name? I don't have an LLC at the moment. I would like to get my first hard money loan in my personal name. Is this possible?

I’m prepping all my documents to file taxes. I purchased my first 4plex in 2020 and have been collecting rent. Any suggestions, tips, questions I should I ask my accountant when filing?

This is my first year filing not only my w2, but rental income, depreciation and mortgage/property taxes as well. Thanks in advance !

@Tony Stewart thanks. I currently don't have an LLC. The solo 401k would only work if I have a business, correct?

I was planning on creating one for property management once I’ve reached my 4+ properties.

Thanks for your input. Didn't think there was ALL these different routes. Here I was thinking of rolling into a ROTH IRA.

Do you think $25k is enough to proceed with setting up a "checkbook" controlled IRA? This will now require me to create an LLC... Is this the best route in using the funds for private lending? How do you and your wife find qualified, trusted borrowers? How are ya'll protected?

Would like to learn more of this strategy, can I send you a private message?
