Post: Eviction needed if lease expired?

Hi BP,

I had a tenant and their lease expired in April. Been trying to contact them through May and they haven't been returning calls. Also, their mailbox looks like it's been piling up so may not even be at the property anymore. 

If their lease expired in April, do I need to still go through an eviction process or can I just take back the property? 

Also, can anyone let me know how evictions go in Pittsburgh? Or point me to where I can learn more? Thanks!

@Ori Skloot I ended up doing something else with the SFH. However, as Jonathan M. mentioned above, there does seem to be a demand for these short term rentals. Not sure if you've done this already, but I joined a couple of traveling nurse facebook groups to get an idea for how owners market their rentals and what RN's search for when renting. I was surprised to see the variety of rentals available (i.e. houses, boat houses, trailers). Also, you see some common asks, such as fully furnished housing and allowing pets.

I may revisit this idea in the future. 

@Jonathan Moomey From your experience as a traveling nurse, do you know if many RN's would consider staying in a tiny home / accessory dwelling unit? Thanks!

I did a general search in the forums for traveling nurse rentals, but want to get feedback from the SJ area.

I have a SFH and was thinking about renting some of the rooms to traveling nurses. Does anyone have experience with these kinds of rentals? Would appreciate any kind of feedback with how to get started, things to consider, and any other tips. Thanks!

@Richard Heck, pulling out equity would be a bonus, but their main priority is locking down a fixed rate - currently they're in an ARM.

@Kevin Romines Wish it was that easy today. Unfortunately, lots of banks I spoke to have rejected doing a refinance and suggested we do balloon payment business loans - not too fond of that. Now I'm reaching out local brokers to see if there's any flexibility

Hi BP,

Can you refinance a primary residence that has been converted to a care home? Lenders have said they cannot help with refinancing because the care home is seen as a place of business. They suggest to get a commercial loan, instead. But the owners may not continue the care home long-term, they just want to lock down a fixed rate for their residence. 

The residence still looks like an average SFH in our area, meaning there are no modifications that might make it look like a care home i.e. no advertising sign outside, no stair lifts, etc.

Has anyone ever encountered this kind of scenario? If so, would greatly appreciate to hear what the outcome was. Thanks!

Thanks for the welcome @Ryan Landis! I looked at the meet-up and saw that I just missed the October meet-up last week. I'll try to make it out in November. 

Just curious, what is the format for each meet-up? Is there a discussion topic or theme for each month? Or are these meet-ups a dedicated time and place where people can network and exchange experiences? Thanks!

Appreciate the insight @Account Closed. It's great to hear from people who have experienced what I've only heard from podcasts or read through articles. I'll definitely take both of your inputs into consideration when deciding where and what to invest
