Does anyone know of any meetups in NYC specific to OOS investing? I would love to get together with people currently investing out of state. Specifically, if there is a meetup geared towards some of the Florida markets in and around Orlando and Tampa.

@Kurtis Eaton it would really depend on your goals, the amount of involvement you intend to have with your properties and the markets that you are interested in. STR has great upside in regards to cash flow, but is typically more hands on and at times closer to hospitality than traditional real estate investing.

@JD Martin Hi JD, I own a 6/4 in Windsor Hills and am in contract on a second. I have had a positive experience so far with the first property and would be happy to share the contact information for my property manager I use. They have been quite cost effective for me. Feel free to send me a DM.

@Justin Bartram like many suggested, a good option is to look at similar size and quality properties on AirBNB/VRBO, then compile data on average nightly rates and occupancy/vacancy.

Something else you can do is reach out to property owners that run STRs in the area and see if they are willing to share information.

@Domonick Dangerfield like most of the other responses have stated, depending on the state of the hardwood, sand and refinish it in the high traffic areas. Either leave it or put carpet in the bedrooms. Good luck!
