II’m looking into buying my first rental property out of state either Missouri or Tennessee. 
it’ll be a small multi-family and I’m wondering what is the best product or way to finance the property?

So I’ve narrowed it down to 2 markets outside my state in which I would like to invest, now the questions is how to you find “your team”?


I guess you can’t never know for sure if an agent, contractor, manager etc will work out but I want to know is how you narrow it down?

Thanks Mark, I like the idea of may be bringing in a partner to shore up the down payment if I’m short.

Hadn’t really considered that idea.

The idea would be to make it a legitimate conversation so add insulation, laminate floors and small kitchen. Basically a 1 bedroom (with its own entrance) apartment without access to the house

I’ve been researching and looking for some time about best way to get into real estate. It seems like house hacking might work for us to start.

My question: is converting a garage into an apartment to rent a good way to house hack?

I’m not looking to leave my job anytime soon, I’m looking to build an additional income stream but I know there is no “get rich quick” formula.


I am open to house hacking but in my area it’s a little tricky based on properties available. I’ve thought about converting the garage into an apartment as a way to house hack.
