@Adam Scheetz how are you? Question how do you get the ARV after the 50k rehab? What is that number based off of, the comps in the area?

I have a question after the ARV when I'm using the BP calculator.. Say the asking price on a property is 100k, ans you put 10k in rehab, how is the ARV calculated? Better yet say you purchase a turnkey property and there's no rehab is the ARV on the calculator blank? Please help.

@Andrew Giunta I'm active duty so I'm looking more into something I can pay a PM to manage. MFH to me is better than renting out one unit. I'm still reading and educating myself on everything. I've been looking at properties on roofstock, all the deal COC seem to be great but when that's the case how do you choose..

@i because there are so many different ways to invest I still picking brains of others and reading everything I can. My short term goal is to match my active duty pay check monthly which is a little over 5k a month. I was just watching a video on Grant Cordone and one of his strategies that I like was rent where you live and buy where you can rent to others. Primary I don't want to depend on one SFH to rent and when it doesn't rent I'm paying the mortgage. Yes potentially MFH is what I prefer but I have alot to learn.
