For new and experienced flippers, or as we prefer "re-developers," process optimization and planning is a must. 

Streamlined and organized processes are essential and can mean the difference between a profitable deal and a complete waste of 5-6 months. Reading this article, you may think this is obvious, or overly simplistic, but trust me when I say, when you're fully engaged in a project, it's easy to let things slip through the cracks! Things that cost time, money and frustration down the line. 

The solution? Before any work begins be sure to map out your projects, room-by-room and in as much detail as possible. If you've been in this business for long enough, you know that even items that seem like a given, or maybe you take for granted in your everyday life, have the potential to derail your deal. For example, ask yourself, does this room have a light? If it does, great, but does this room have a light switch?  You may laugh and think to yourself, no one would miss that, but trust me when I say, it's easier than you think!

Nothing is worse for your deals that delays due to avoidable oversights. There are enough un-avoidable issues in this business to keep you busy, trust me! Bringing your electrician back to run new wires to new switches in a freshly painted, freshly carpeted, freshly cleaned home with beautiful, glossy, newly refinished hardwoods is less than ideal.  

These delays are not only frustrating, but can be very costly.  

Creating simple work plans, especially for seemingly obvious items (such as switches) is a simple way to avoid this. As a bonus they will also help to keep you sane along the way!

It's definately an old property, however, comes with a TON of old world charm. Beautiful king's wood floors, antique beams, etc.  Foundation is stacked field stone (typical for antique homes) and appears to be in good shape.  House is winterized so haven't reviewed the heating system. Financing would likely be limited to a 203(k) loan. Happy to discuss further if there is interest.
