Hi All,

Working on putting together my first STR. Looking for recommendations for best lock system to install to allow entry for guests and cleaning crew or other service people. Many thanks in advance for your help!

 Hey Jonathan! Atlantic City native here who lives in Tampa now and manages 60 units or so here in Tampa.  I have a NYC client who has several houses in FL I manage and he asked me last year to manage one for him in Ventnor.  I agreed because I still have a network in that area, and it has gone very well.  The house is a new construction 4 bed 4 bath 2 blocks from the beach.  It has been a full year and occupancy was about 60% overall but nearly 100% from mid may to mid Sept.  I hope that helps, let me know if you have any other questions!

Luke has been in a strong market for quite a while and I'm sure his numbers are strong, but there can be a difference between Key West, Jacksonville, Hilton Head, Honolulu, or Newport Beach, Oregon.

Sites like AirDNA should be able to give you a good estimate, then be conservative with your numbers.


 Thanks for that. Definitely seeing the difference between all those beach/waterfront markets. Jersey Shore gets particularly cold during the winter months so I'd expect the drop-off to be more pronounced in the off-season than some other places. Trying to utilize AirDNA--thanks for the advice!
