Thanks for the feedback.. very helpful. I realize there are no guarantees in the STR biz but will go forward with an owner occupied home at some point soon.

Hi all,

I am looking buy a home in Nashville to house hack. I want to live there most of the time and leave the weekends that there are big events going on. Also hoping the home would have an in-law guest suite that I could rent out full time on AirBnB.

The greatest issue/concern is regulation in Nashville. It seems there is more leniency towards owner-occupied STR which is helpful as I want this to my primary home.

Does anybody have suggestions for areas to buy in and if I would be clear to get an STR permit being owner occupied.

The areas I like to purchase in is Sylvan Park or The Nations which is residential and have a feeling would not be so friendly towards STR so anybody living here with suggestions would be great.
