I am also a South Florida Investor who recently jumped into the Jacksonville market. Jacksonville is huge. Very up and coming I see construction/renovations everywhere. It is so big I still havent seen all of it. I focus on about 5 zip codes. Mainly 32254 and 32208. People up there told me those areas are the worst but I haven't had any problems yet. To give you a comparison I'd say its like Hollywood/Miramar/Hallandale from I-95 to University Drive. Some areas are fine and others I wouldn't drive down that block if I were you. 

Do you mind sharing the wholesaler, it doesnt hurt to gewt on one more list.

any updates on who you chose and how it went or is going?

When the city opens back up there are abatement programs to help wipe those liens.  also Its unclear to me but many say the tax deed sale wipes all liens clean.

Hi all, 

I am getting close to closing on a deal. I have contractors in place ready to go. I'm curious about the refinance portion of the BRRR. Where/who should I be going to for the refinance? I'm purchasing cash and paying cash for the reno as well. Will it be a challenge to find a bank? Its my first deal so I went lower end and my expected AVR is 65k. Any local banks in Jacksonville who are BRRR friendly?

Hey just curious what were the acquisition price and expected APR and rental amounts?

Hi i'm curious just testing out the market I went to the Alabama Lands sales and requested a price for a piece of land 2 months later they emailed me the price.  IF I purchase that am I the owner out right or do I wait 3 yrs til its mine? also am I responsible for liens associated?  I do this in Florida but Alabama is completely different.  Thanks for the help.
