Kind of what I wanted to hear. Felt like it was jeopardizing my integrity to try and get something going with the cash buyers. Thanks for your input and time Louis!

@Jonathan Apodaca Ghost ads are a very old practice and is unnecessary. This was taught a long time ago in order to get buyers. But finding a buyer is the easiest thing you can do in this business. The bad thing about a ghost ad is that you are starting your business relationship off with a lie. You are advertising that you have a property for sale, get the call then all of a sudden you don't have anything and go on to try and collect the buyer's info. If you are looking to get specific properties for specific buyers, the best way to do so is by talking to them. That's right! Get a list of all the cash buyers in Phoenix, call them and have a conversation with them about the property they bought and how you can find the same types of properties for them.

The 2nd part to that is to actually be able to find the properties for them.

Hope this helps,

Louis

How effective are Ghost ads? I'm in the Phoenix market and I'm looking to find quality buyers to fund for wholesale deals.

Has anyone had success with this type of marketing? I don't have a property to advertise for one, and secondly I don't want to be falsely advertising. But I was just wondering how many investors use this tactic to reel in those cash buyers and whether its effective or not?

Hey everyone!

So glad to be apart of this community. I'm looking to make my first deal this year in wholesaling. My main focus is to attend or participate in as many real estate events as possible this year. So I can begin networking with my fellow Arizonians. Any meetups other than the monthly REIA meetings anyone can point me towards?

Thanks guys!
