 That’s a good idea. Try to have 2 families thar would agree to rent it together and stay under a single lease.

 Not looking to violate the law. I was thinking about solutions like a in Laws suite instead of 2 units.

What strategies can I implement to maximize rental income from my first property, which I intended to convert into two units ( Unit 1:Main house, Unit 2: Basement sun room) but cannot due to zoning restrictions? 

I have the 2 units already done with separate entrance (utilities are not separate). 
Looking for options to rent for 2 families or a big family.

I just bought my first rental property, and it came with a pool that needs some repairs that could be fixed. I’ve heard there can be liability issues with having a pool at rental property, and that insurance companies don’t cover rentals with a pool. Has anyone dealt with this before? Removed a pool it will cost a lot of money also. 
I’d appreciate any advice or information on how to handle the situation. Thanks
