Or you could go Northern Ontario yet that might be getting too far as well.

Thank you for the reply Roy. I have looked into Windsor previously and am going to take another look. My main issue with going more north is renting prices, property size, and vacancy rates. Comparatively to going West or East of York Region. I have ben continually digging and London and Fort Erie are two areas that seem to have a strong price to rent ratio.

I'm currently in search of a rental property investment in Ontario, more specifically in a 2-3 hour radius of York Region.  I have been analyzing properties and learning on my own to prep for this investment. I am having trouble finding properties that have a positive cash flow, mainly d/t these interest rates and home prices. Mainly looking for a duplex or triplex, that may need some work (not a full renovation). I would even be willing to have a property that breaks even each month, as it seems almost impossible to have a positive cash flow. Feeling a little discouraged here and wondering if anybody has some thoughts or tips for me. Thanks ! My current buying power seems to be around $450-600k and I have a DP of 50k. This will be my 'primary residence...' so obtaining a  5-10% DP is what I'm aiming for.
