Apartments.com through Transunion has been great. Never had any problem with their screening so far but have heard some inconsistencies from other landlords.

It's going to be a residential , primary residence. Down payment depends on which loan you take. FHA loans can be as low as3.5%. Conventional loans are normally higher.

If she has a good paying stable job, maybe ask for a bigger deposit. We have rented to a tenant with similar circumstances and they’ve been excellent paying their rent on time and keeping the house in great condition for 3 years now.

I would look at taking a 401K loan instead of withdrawal so you don’t have to pay taxes and the interest you pay, you pay it to yourself. Talk to your fund advisor.

FHA loan is another option, just ask your lender.

@Michael Mullins, we did purchase an sfh and a triplex in Aransas Pass but we decided to do long term rental. I realized we might not have the time to manage an STR…though I just received an offer from Vacasa to manage it so we might switch to STR in the future. Let me know if you need any other info. @Waylon Zook, there are little chips on 11th and 14th siding board if you count from the bottom ( the line is not straight). It's most likely because the siding boards has deteriorated. But isn't his responsibility to check the materials before he use them? During the bid I just told him that there are some siding boards at the backyard. And his estimates just wrote" you have most siding there, looking at  $2,000 in materials missing". What do you suggest I do? I will greatly appreciate your help.
